Objective: Oversee land development, house construction, and customer service to create a profit making, quality-driven, single family site. Develop people that can grow within the company and achieve their career goals.
Job Description
- Develop and direct employees to take responsibility within their job descriptions.
- Develop lots for new construction within budget and on schedule.
- Safely build homes within budget and on schedule.
- Build high quality homes through the management of subcontractors that are compelled to comply with contracts for service.
- Motivate subcontractors and suppliers to achieve the level of quality and performance required to meet company objectives.
- In dealing with customers, display an awareness of construction detail to ensure delivery of homes that meet customer expectations.
- Develop good customer service relations based on timely performance that creates customer satisfaction.
- Comply with all governmental regulations related to the development of land or construction of homes within a respective jurisdiction.
- Manage relationships between other builders that may be operating within the same subdivision.
- Maintain a clean site with adequate and professionally represented "on site" construction facilities.
- Turn negative customer perception into positive customer perception of management skill.
- Develop a professional working relationship with employees outside of immediate areas of responsibility.
- Profile accurate and timely project and employee status reports as required by company policy.
- Improve the working relationship between local building inspectors and management.
- Establish a quality control inspection program.
- Maintain construction schedule.
- Inspect all phases of construction for quality, per plans and specifications.
- Schedule all phases and supplies through construction scheduler.
- Perform and complete all walkthroughs with customers.
- Complete walk through lists within one (1) week and obtain customer sign-off.
- Close all homes complete with signed walk through list.
- Approve all invoices from suppliers and subcontractors.
- Communicate with management on ways to cut building costs.
- Correct all quality control punch lists and call for re-inspection.
- Communicate with office personnel on closing and walkthroughs. |
