Interior Design Manager

Reports to: Vice President of Sales

Objective: Oversee and coordinate the interior design of new home building for BHHI.
Job Description:
1. Review and contribute design direction with hired architects on the schematic design phase, design development through the construction phase, as outlined in the BHHI Architectural Policy.
a. Work with architects to elevate the overall level of design including the general design, space plan as well as materials and products.
b. Coordinate and act as liaison between the architects and executive management of BHHI.
2. Responsible for the processes with the interior design firms hired to consult for BHHI.
a. Interview, obtain proposals, and work with the project manager on scope of work for RFP for interior designers.
b. Work with interior designers to elevate the overall level of design.
c. Regularly meet with the interior designer during the schematic through completion of Model merchandising.
d. Coordinate Model Merchandising with the Sales team.
e. Coordinate and act as liaison between designers and executive management of BHHI.
3. Review and influence the floor plan layouts of new products and participate on framing walks during model construction.
4. Coordinate with Project Managers during the entire process.
5. Coordinate with Purchasing on each neighborhood’s specific needs.
6. Evaluate market and recommend innovative products and materials for standard application.
7. Coordinate Standard material and product selections for all projects.
8. Coordinate with the designers on upgrade options.
9. Conduct design meetings with homebuyers to review option selections.
a. Provide professional advice on the types of materials and or upgrades, which are most, appropriate for buyers, as well as, educate and disclose information on natural characteristics, or maintenance issues, of the products that we are offering.
b. Review any custom options with homebuyer
c. Obtain all associated pricing from trades
d. Coordinate feasibility and trade breakdown with Site Manager and Home Options Manager.
e. Process, in FAST, all flooring, tile and other miscellaneous custom requests and optional upgrades for buyers.
f. Collect and Process required signatures, diagram sign offs, deposit checks, process final escrow transmittals and all appropriate paperwork.
g. Distribute Purchase Orders for all standard and upgraded home selections.
h. Attend weekly meetings with Site Manager and to review status of construction, cut off dates and trouble shoot any issues, which pertain to the Design Center.
i. Attend weekly Design Center meetings.
j. Attend industry trade shows, sales training and product knowledge seminars as approved by management.
